New York City has strict laws on the limits of the occupation. This is mainly due to fire codes. 5 people in a studio live legally.
An apartment in a city is very low. Before you plan, check with a few large landowners, and see what would be the limit for the profession as one of them. I do not think legally you can use a 5 adults, rent due to the limited space.
